Below are our most frequently asked questions regarding AHS Home Buyers/Sellers. If you have a question you do not see answered below, please complete a Contact AHS Sales form.

Q : What is a home warranty?
A : A home warranty is a service contract, normally for one year, which helps protect homeowners against the cost of unexpected covered repairs or replacement on their major systems and appliances that break down due to normal wear and tear*. Coverage is for systems and appliances in good working order at the start of the contract (i.e. preexisting conditions are not covered).
Q : Is coverage through AHS available everywhere?
A : Almost. American Home Shield home warranties are currently available in 49 states, including the District of Columbia.
Q : What is Basic Coverage?
A : Generally, basic coverage** for a home under 5,000 sq ft, regardless of age* includes the home's heating, plumbing, electrical system, water heater and major appliances, such as range/oven/cooktop, dishwasher, garbage disposal, etc. Home warranties are available for homes that are over 5,000 sq ft for an additional fee. Please submit a Contact Us form or call 1-800-735-4663 for complete details and information.
Q : I suppose I can't request service for the first 6 months?
A : Yes you can. There are no waiting periods and no exclusionary periods except one. That being if anything in the home were to break down due to rust or corrosion during the first 30 days of the contract, American Home Shield would not cover it. The reason for this is that rust and corrosion form over a very long period of time.
Q : How long does it take to begin protection?
A : Protection for the Home Buyer begins at the closing date of your home sale upon receipt of funds and continues for one year for the buyer of your home. To order call 1-800-735-4663.
Q : Who do I call when a covered system or appliance breaks down?
A : Call our 24-hour toll-free number, 1-800-776-4663 or visit our website, and request service. We will then fax the work order to a local technician in the area to perform the service call, usually within 24 hours. A technician will give you a call to set up a mutually convenient appointment time. If the problem is an emergency, for example, the temperature is extremely cold, water is causing an excessive amount of secondary damage that cannot be turned off, etc. we will expedite the call to get you quicker service.
Q : Do I have to pay the technician anything when he comes to my home?
A : Yes, there is a low trade service call fee due when the technician comes to the home. The trade service call fee is for each visit by a service technician. Additional charges may apply to specific repairs and replacements.
Q : Is the plan renewable?
A : Yes, the plan is renewable at the option of AHS. American Home Shield will notify the home owner in advance of the expiration date, and will offer a variety of convenient payment plans.
